Terms of use
Plain terms for a free research tool.
What this is
PropertyReport gathers official public data about a location to help you decide whether a home deserves a closer look. It is information, not advice. It is not a valuation, a survey, a legal search or a mortgage, insurance or investment recommendation, and it does not replace a surveyor, a conveyancer's searches or your own enquiries.
Accuracy
Every figure names its source and date. Sources can be incomplete, out of date or wrong, many describe an area rather than a building, and a missing result means nothing was recorded, not that nothing applies. We do not guarantee that any report is complete or correct; check anything important before you rely on it.
Fair use
The service is free for people researching homes. Please do not automate requests, copy the service at scale or try to get round its limits; reports per connection are limited to protect the public data services it depends on.
Saved reports
Reports are kept for 12 months at a private link. Anyone you give the link to can read the report. The data in a saved report is as of the date it was prepared.
Accounts
An account is for one person. Keep your password private; you are responsible for reports prepared with your account. We may suspend or delete accounts used to misuse the service (for example, automated report generation), and we may ask you to confirm your email address again. Postcode pages show area-level figures only, for the neighbourhood around a postcode, never a particular home.
Data and credits
Data remains the property of its publishers and is used under their licences, mostly the Open Government Licence. The full list, with the credit each licence requires, is on the data sources page.
Liability
To the extent the law allows, we are not liable for decisions made using a report or for losses arising from errors or gaps in the data. Nothing in these terms limits liability that cannot be limited by law. These terms are governed by the law of England and Wales.
